CONDITIONS:

1 The development hereby permitted shall be begun before the expiration of 3 years from the date of this permission. Reason: In accordance with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

2 The development hereby permitted shall be carried out in accordance with the plans listed below under the heading "Plans Referred to in Consideration of this Application". Reason: For the avoidance of doubt and in the interests of proper planning.

3 Notwithstanding the details of the application hereby approved, the proposed solar panels shall project no more than 200mm from the relevant roof slope. If the proposed solar panels are to project more than 200mm from the relevant roof slope, no development shall take place details of the proposed projection have been submitted to and approved in writing by the Local Planning Authority. The development shall be completed in accordance with the approved details. Reason: To ensure the proposal remains in keeping with the host building and the surrounding area in accordance with GD-1 and GD-2 of the Penwith Local Plan, the advice of the Cornwall Council Design Guide for Domestic alterations and extensions to existing dwellings, and paragraphs 11, 14, 17 and 56-68 of the National Planning Policy Framework.

4 Notwithstanding details shown on any approved plans, surface water run off from the development hereby permitted shall not drain to the sewer, but shall instead be disposed of via an infiltration system in accordance with infiltration guidance in BRE 365 or CIRIA 156 using a 10-year return period design standard, unless otherwise agreed in writing by the Local Planning Authority. Reason:To avoid flooding and in the interests of water quality and the residential amenities of future occupiers and in accordance with the aims and intentions of paragraphs 94 and 103 of the National Planning Policy Framework
