Proposal: Conversion and extension to detached garage to create a self-contained dwelling
with on-site parking
Location: 14 Steamers Hill, Angarrack, Hayle

Following the withdrawal of my clients application, I can confirm that today, I have submitted a pre-
planning enquiry application to seek an informal opinion from you in respect of our proposed amended
scheme.
Fundamentally, the amended scheme reverts back to the existing building footprint so that no extensions
will encroach into the existing plot as was the case with our previous scheme. The proposed dwelling is
now a two bedroom dwelling and we are proposing that the existing vehicular access is utilised. This has
resulted in the reduction in the required number of parking spaces and as such we can provide vehicular
turning space within the plot without significantly compromising the garden spaces.
As there is no on-site parking provision for the dwelling at No 14 Steamers Hill, by utilising a small
section of the generously proportioned garden, we can provide 2 spaces and as such significantly reducing
parking in the highway.
In our amended scheme, we have removed the large first floor window facing onto Back Lane and
substituted this with a large rooflight therefore eliminating any potential overlooking.
We have requested a site meeting and as such we look forward to meeting you on site so that we properly
discuss any concerns you may still have prior to submission of an amended planning application.
